Coming Soon: Colwood Affordable Housing

Colwood Lodge is a four-storey, 50-unit building located at 85 Belmont Road, situated directly behind the ongoing redevelopment of the Colwood Corners property. The Greater Victoria Housing Society (GVHS) has preliminary plans to redevelop the site into a six-storey wood-frame building with approximately 139 affordable rental units.

The existing building has exceeded its effective lifespan. It is serviced by only one elevator and lacks barrier-free access, making it unsuitable for residents who require universally accessible lobbies, corridors, and units. The new development will be constructed to meet at least Step 4 of the BC Energy Step Code, with the goal of achieving Zero Emissions by eliminating carbon-based heating systems—subject to funding availability.

Rezoning for the site was approved in July 2020. Since then, the project has been redesigned to improve economic viability and is now in the Development Permit stage. Construction is currently estimated to begin in Fall 2026, with occupancy anticipated in Spring 2029.
