Esquimalt Lions Lodge – Redevelopment

Esquimalt Lions Lodge is a 4-storey 77-unit building located at 874 Fleming Street, settled within the Esquimalt neighbourhood located near a high school and many employment opportunities. GVHS has preliminary plans to redevelop the site into a 6-storey 137-unit affordable rental building built over 2 phases. This will allow GVHS to move tenants into phase 1, so that the existing building can be demolished and phase 2 be built.

The current building has been in operation well past its effective life, has only one elevator servicing all tenants, and is not barrier free to those in need of universally accessible lobbies, corridors, and units.  GVHS will also build out Fleming Street and connect it to Esquimalt Lions Park – providing additional access to the park for tenants and neighbours. The building will be built to a minimum of Step 3 to the new BC Energy Step Code.

We have recently discussed our vision for the site with our current tenants, and plan to move forward with our consultation process in informing neighbours and members of the community. We are looking to apply for a minor rezoning and development permit before the end of the year.
